It is clear that no one will cope with such a task better than European specialists - architects and designers attracted from such popular foreign bureaus as Ernst Ulrich Tillmans, Allmann Sattler Wappner Architerkten, Paul de Vroom Architecten and 4a. Not surprisingly, the houses in Wellton Park are very different - tall and not very tall. (from 10 to 28 floors), divided into several sections and tower type, white and red. What can I say, they even have different construction technology here - there are both familiar monolithic-brick buildings and unusual monolithic-panel ones.


Buildings 16 and 17 stand on Karamyshevskaya Embankment and look like New York skyscrapers of the 20th century - stately, austere, finished with dark brick. They are united by the name "Golden Mile". On Marshal Zhukov stands the "Pearl of the Quarter" - a five-section monolithic-brick house with light facades befitting a pearl. But, probably, the brightest element of the quarter at the moment is the “Dutch House”, which consists of two buildings lined with red brick. It is in it that the most active sales are now being conducted, because the developer decided to build and sell such a diverse residential complex gradually.


Already by one such decision, we can conclude that the KROST concern has no experience in the real estate market. And this is true - the concern has existed since 1991, and over the past 27 years since then, it has managed to build more than four hundred different objects, about 4.5 million square meters. "KROST" builds not only residential real estate, social and commercial too, but still residential complexes, and especially high-class residential complexes, he succeeds best. Do not believe in awards like “Developer of the Year” or “Real Estate Market Records”? Then look at such objects as "Union Park", "ART" or "Legend 18" - and see for yourself in its reliability and the quality of its work.

What's inside?

Although Wellton Park houses differ from each other, as one independent residential complex differs from another, the apartments in it are, in general, similar. This "similarity", however, does not apply to areas - on the contrary, there are both modest studios of 26 square meters and luxurious penthouses with more than 100 "squares". But the fact is that all housing here is rented without finishing and with a free layout - in fact, no matter what size the apartment you take, you will still get a bare box. But business-class buyers usually like just that - the ability to equip housing to their taste is more important to them than the absence of the need to make repairs. Let this privilege remain "standard".




But the architectural difference between the buildings still, of course, leaves its mark on the conditions in the apartments. Somewhere, as in the "Golden Mile", panoramic windows seem "more panoramic" than others. Somewhere, as in the "Dutch House", they promise higher ceilings. Well, the views from the windows, of course, will be different - someone's penthouse on the top floor will look at Moscow City, and someone will probably just get a window into the courtyard. Depending on the building, even the entrance groups and inter-apartment corridors differ - even though they have nothing to do with the housing itself, they definitely influence the mood of the residents. For example, residents of the same “Golden Mile” will daily see reproductions of paintings from the Tretyakov Gallery in their porch - agree, it's nice?


Sales in the residential complex have been going on for a long time, many lots have already been sold out, but you can still become an inhabitant of Wellton Park. The cost of one square meter here now ranges from 193.9 to 310 thousand rubles. The most unpretentious apartment can be purchased for the amount of 6 million, a more spacious apartment - for 22.9 million.

Everything is good in the area

Objects similar to "Wellton Park" scale are not so often built in the developed areas of Moscow, so their own infrastructure there always seems to be a forced necessity. This residential complex is a different case, around it lies the Khoroshevo-Mnevniki district, so there are Azbuka Vkusa, Pyaterochka, and a whole host of medical and educational institutions within walking distance.


Among the latter, by the way, one of the best private schools in the capital is HoroSchool, which has a planetarium, a cinema hall and even drinking fountains in the corridors, like in American films!


It is worth recognizing, however, that the rich infrastructure of Khoroshevo-Mnevniki is not exactly centered around Wellton Park. Therefore, he will not interfere with his own, within which the developer promises commercial premises on the first floors of buildings and underground parking under each building. In the latter, however, parking spaces are too expensive, but if you want to live comfortably here, you will have to take them. There is no metro near Wellton Park yet, but getting anywhere by car will be quick - Marshal Zhukov leads to the Moscow Ring Road, and Zvenigorodskoe highway to the Third Ring Road.


Neighborhood with large highways rarely has a good effect on the environment, but here they are called upon to save it, which occupies almost a third of the entire area, Serebryany Bor and located even closer to the residential complex Mnevnikovskaya floodplain. Spacious, beautifully landscaped, abundantly landscaped and, most importantly, enclosed by buildings from the outside world, the inner territory of Wellton Park also helps to achieve a balance of noise and silence. You will be able to feel calm here.

Our opinion

Wellton Park combines different houses and even different styles of architecture, but at its core, inside it remains a typical KROST business class facility - comfortable apartments, interesting details, unusual common areas. Located in such a good area, it just doesn't stand a chance of failing.
