So, if you live in a panel brezhnevka or its modernized version, then there is no way to dismantle the interior walls - they will most likely be load-bearing. But residents of panel and brick Khrushchev-era apartment buildings are luckier - they don’t have so many capital walls . Houses of the n 3m series were created in the late 70s. Panel multi-storey buildings (initially 16-storey buildings were built, later one more floor was added, which did not weaken the structure of the buildings) are common in Moscow and the Moscow region; the famous Olympic Village mainly consisted of such buildings. The section of the house consists of 4 apartments:

  • 1-room;
  • 2-room;
  • 3-room;
  • 4-room.


There are options with pairs of 2- and 3-room apartments (from a 4-room apartment, one room is connected to an adjacent 1-room apartment). In this case, all apartments have balconies.

The peculiarity of the houses in this series is that Almost all interior walls of apartments are load-bearing.

The exceptions are bathroom partitions and internal end partitions for 1- and 2-room adjacent apartments. The external walls are expanded clay concrete panels, which have high heat-saving capabilities, but relatively low strength, which was the reason for creating a load-bearing frame for the house.

This fact reduces the possibility of changing the configuration of rooms and complicates the process of official registration of work.

It should be taken into account that any interference with supporting structures poses a threat not only to the owner of the apartment, but also to all the neighbors (sometimes to the entire house).

It is very difficult to obtain permission to carry out such work, since the lack of consent, for example, from neighbors, can cancel all plans.

When planning redevelopment, you need to clearly understand the complexity and duration of official registration.

For 1 room

The proposed option connects the kitchen to the room through an opening made in the wall.


In addition, the separate bathroom was combined into a single block, which makes it possible to change the position of the bathtub and toilet. Gaining some extra space, allowing the installation of a rack, washing machine, etc.

The bathroom was expanded and combined with the bathtub and toilet rotated 90° to the adjacent walls. The corridor becomes part of the bathroom, making it spacious and able to accommodate a large bathtub such as a jacuzzi or the like. Access to the kitchen is through an opening made in the wall of the room. The entrance to the room is moved to the corner, which allows you to more rationally arrange furniture along the wall.

Another option leaves the bathroom within its original boundaries, only combining it with changing the location of the bathtub and toilet.

3-room

For a three-room apartment, it is proposed to demolish the built-in wardrobe with the simultaneous consolidation and expansion of the bathroom due to part of the corridor.


Removing the built-in wardrobe makes it possible to maintain the acceptable width of the corridor. It is also proposed to construct an opening into the kitchen, providing faster and more convenient access from the room and making it possible to monitor the events taking place there.

4-room

For four-room apartments, the proposed redevelopment option is identical to the option for a three-room apartment - demolishing the built-in closet in the hallway, expanding the bathroom due to the expanded corridor and combining it with the toilet, turning the bathtub to the adjacent wall.

The new space in the bathroom will allow you to place a washing machine, if desired, install a shower stall.

Important! All options for combining or expanding a bathroom require waterproofing the floor.

It is also proposed to make an opening to the kitchen, although there is access to it, this issue can be resolved in different ways.

Cutting the opening must be carried out with a specialized tool with a diamond cutting element so that the condition of the wall is not disturbed and a network of cracks does not appear. It is necessary to immediately reinforce the opening with a welded frame from the angle L 100×63.

The considered options do not reflect the possibility of dividing rooms into two parts using plasterboard lintels, since this work does not require approval and does not pose any danger or difficulty.

Coordination and registration

All proposed work must be officially documented, agreed and permitted. To do this you will need:

  1. Draw up a redevelopment project. You will need to contact the appropriate organization. If you plan to change the load-bearing structures, a home inspection will be required.
  2. Approve the project in the design organization that developed the design documentation for the house.
  3. Coordinate the project with the architecture department.
  4. Collect the necessary documents (approved project, technical passport of the BTI, written consent of all interested parties, documents on ownership) and attach them to the application for permission for redevelopment.
  5. After reviewing the case, a decision will be made: positive or negative.
  6. A positive decision will be a signal to begin work.
  7. The final action will be to obtain a new technical passport of the BTI with the changes reflected in it.

The complexity of these activities, the need to visit various organizations, and the duration of the entire process (sometimes up to six months) may cause refusal to formalize the work. Failure to comply with the prescribed procedure may result in a fine., orders to restore everything to its original condition, prosecution.

Unauthorized redevelopment is also fraught with more serious consequences - there are known cases of collapse of residential buildings, the cause of which was unauthorized redevelopment carried out in violation of building codes and restrictions.

To avoid unnecessary complications, it is strongly recommended that all actions be carried out in consultation with the relevant organizations and in consultation with trained specialists.

Redevelopment of 3-room apartments no. 3 is difficult due to the design features of the house. All work with load-bearing walls requires approval from various organizations, whose employees are very skeptical about such projects and do not support such initiatives.

However, if there is a reasonable calculation and well-designed reinforcement of the walls, some changes in the layout are permissible, allowing you to create more space, expand the room, etc.

If you plan to divide a room into two smaller ones, you can use plasterboard lintels that do not pose a threat to the load-bearing structures of the house. Obtaining permission to carry out this type of work is much easier.

The initial layout of the apartments of series n 3 is quite successful, which does not imply much need for major changes.

The redevelopment that we want to talk about was carried out in a 9-story building built in 1973.

The area of ​​this apartment is partitioned off by interior partitions, so the redevelopment was carried out without affecting the load-bearing walls, but with massive dismantling and installation work.

The main repair and construction work was concentrated in the bathroom area. It was decided to combine the separate toilet (6) with the bathroom (5) and expand it into the adjacent corridor (7).

At the same time, the window opening between the bathroom and the kitchen (4) was blocked. The doorway between the kitchen and the corridor was also blocked. Old partitions with and without openings between the corridor, bathroom and toilet were demolished and new ones were installed.

The partition between the combined bathroom and the living room was made with sound insulation. And when installing the floor, according to SP 71.13330.2017 “Insulating and finishing coatings” (updated edition of SNiP 3.04.01-87), a layer of waterproofing was laid with the composition act on hidden work .

In addition, plumbing fixtures were dismantled/installed in the bathroom.

Since the previous entrance to the kitchen was blocked, a new one was cut into the non-load-bearing wall from the adjacent living room (3). And since a gas stove is installed in the kitchen, the resulting opening was closed with a thick pretend door, as required PPM No. 508-PP .

In the living passage room (2) they got rid of the geometric “appendix”, expanding the corridor to cover its area. To do this, the partition with the door block was removed.

Of the two built-in closets (2a, 3a) we built one (6a). And in the far bedroom (1) they organized a dressing room (1a), adding for this purpose the area of ​​the built-in closet and part of the living space.

The work on drawing up project documentation was structured as follows. The owner approached us with BTI documents for the apartment. We analyzed the future redevelopment based on the presented apartment plan, and made our suggestions and recommendations.

After the owner approved the final redevelopment plan, we developed project documentation: a technical report drawn up based on the results of an engineering survey of the apartment, and the project itself with all future changes in the layout of the apartment.

We submitted a complete package of documents, which, in addition to the project with a technical conclusion, included an application, a certificate of ownership, an apartment plan from the BTI and a power of attorney for an employee of our company, to the housing inspectorate, using the services of the regional multifunctional center.

Within four weeks, the documents were reviewed and the owner was given permission to redevelop. Before the renovation began, we warned the apartment owner that the redevelopment should be carried out strictly according to the project. Those repairs that were scheduled for implementation and recorded in the approved project cannot be deviated from.

The owner listened to our advice, so no problems arose during the acceptance of the work, and the cherished act of completed redevelopment was signed by all interested parties.

At the final stage of approving the redevelopment of a 3-room apartment in a building of series II-29, the BTI issued updated technical documents for the residential premises.
